That’s why we're proud to spotlight a major project underway at Millbrae Heights Condominiums in the Mills Estate neighborhood of San Jose, California!
This 117-unit community is known for its sweeping bay views, spacious interiors, and premium amenities, from a swimming pool and sauna to landscaped grounds and walking paths.
But like any property, time and the elements can begin to take their toll.
To preserve the community's value and enhance resident safety, our team launched a large-scale balcony and handrail repair initiative.
This project was a true team effort! From the very beginning, our team worked closely with the Millbrae Heights board to assess the property, discuss the long-term benefits of the repairs, and develop a comprehensive plan that addressed their priorities.
The board’s partnership and approval were essential in getting this project off the ground, and their trust in our expertise made it a truly collaborative and successful process.
The Project Details
While the work on this project is multifaceted, every part is focused on improving the durability, safety, and a beautiful finish.
Waterproofing & Surface Protection
Every affected balcony is sealed with Sikaflex polyurethane sealant to prevent water intrusion.
Where needed, existing tile is removed and replaced with new tile and grout, while concrete surfaces are cleaned and protected with waterproof membranes.
Handrail Upgrades
Safety is always a non-negotiable.
That’s why deteriorated pickets and railing caps are being removed and replaced with new redwood materials installed at code-compliant heights.
This ensures both a secure structure and a refreshed appearance.
Stucco Restorations
Select areas of stucco are being raised, re-primed, painted, and re-textured to match existing finishes to blend seamlessly with the community’s aesthetic.
Landing Repairs
Common-area stair railings and landings are being rebuilt or repaired between designated units to ensure resident safety in high-traffic areas.
As with any renovation of this scale, some units have revealed deeper structural issues, such as damaged wood joints.
Change orders are being created to address these additional needs, ensuring the work goes beyond surface fixes and tackles the root of the problem.
